Sheer and drapery installed on the glass wall of a Bellaire office boardroom

A commercial turnover is not a repair ticket; it is the speed at which a space goes back to earning rent. We take the suite from the day the old tenant leaves: remove what stays behind, repair walls, doors and hardware, patch and paint, install fixtures, furniture, signage, TV and window treatments, and hand it over ready to show or ready to open on the date in the lease. Retail, office and medical suites, 5–10k sq ft, one project lead, written project pricing.

What stays with licensed trades

Electrical, plumbing, HVAC and fire-system work stay with your licensed contractors; we schedule around them and keep them in the daily report so the date holds.

Best fit

  • A suite coming vacant with a lease date on the other side
  • Retail, office or medical suites, typically 5–10k sq ft
  • Several scopes: removal, repair, refresh, fixtures, furniture, window treatments
  • Recurring turnovers across a portfolio

Smaller one-off jobs are welcome on the residential side of the site; this page is for projects that need a crew and a project lead.

Next steps

Vendor readiness

  • Texas LLC (WeLoveTime LLC, Houston), insured; certificate of insurance before mobilization
  • W-9 on request; background checks and site badging available when required
  • Site orientation, escort and after-hours rules accepted; NDA accepted
  • One named project lead per engagement; daily photo closeout

Questions, answered

How fast can a turnover be done?

A 5–10k sq ft retail or office suite with about 150 items is typically four to six days with one crew; a fixed lease date is scheduled backwards from the date.

Do you handle removal and haul-away?

Yes, furniture, fixtures, signage and debris; hazardous materials and large demolition stay with specialty contractors.

Can you work from the new tenant's plan?

Yes. Send the plan or the finish schedule and the install is done to it, with photos for the tenant and the landlord.

How is a turnover priced?

From the photos, the plan and a walk: written project pricing before mobilization.
