Home Staging · Houston, TX · Sell for More

We don't just
stage the home.
We raise its price.

WeLoveTime is a designer-led home staging studio in Houston. Buyers don't pay less because a home is plain — they pay less because something makes them hesitate. We restyle the home you're selling and remove what quietly pulls the price down, so it lists higher and sells for more. $5,000 to start, plus 20% of the price lift we create. An independent appraisal sets the starting line — no gain above it, and you owe only the setup fee, which we credit back toward your next step if staging doesn't beat the number. Why we exist

The same home
can sell for two different prices.

Buyers don't price square footage. They price how a home feels. Two identical floor plans on the same street can close tens of thousands of dollars apart — the difference is presentation, and presentation is design.

Most staging companies rent furniture and fill rooms. We're a designer-led studio — composing art on Houston walls is what we do every day. We stage a home for sale the way we hang a gallery: sightlines, proportion, lighting, color and flow, all engineered so a buyer walks in and feels the higher number before they ever see it on paper. We compose the home like a gallery — because that is literally our craft.

And here's the Houston part most stagers miss: in a balanced 2026 market, buyers do "Texas math" — taxes, insurance, the cost of every little repair they spot. A home that feels maintained and move-in ready shuts that math down. Buyers stop subtracting, and start competing.

Our pricing puts our money where our design is. A flat setup fee starts the work; then we share 20% of the price lift we help create. We aren't paid the upside unless you sell for more. Your goal — the highest possible sale price — is literally our fee structure.

The Houston-specific reasons a home sells under its value

What buyers quietly
price down.

In a balanced 2026 market — about 5.6 months of inventory, the most choice Houston buyers have had since 2012 — they compare your home to several others in the same bracket. Every hesitation becomes a lower number. Here is what we remove.

01

The smell before the eyes

Houston humidity traps stale air, pet and cooking odors and mildew faster than owners notice — and buyers read it the second they cross the threshold. We neutralize air and scent so the home reads fresh, not perfumed. It's the first impression no listing photo can fix.

Air & odor neutralization
02

The small things that read as neglect

Loose hardware, chipped paint, squeaky doors, cracked outlet covers, scuffed walls. Minor to you — but buyers read them as deferred maintenance and start wondering what else was ignored. That wondering is what writes a low offer. We fix the tells before they cost you.

Pre-listing detail pass
03

Rooms that don't feel like home

The living room, primary bedroom and kitchen decide the sale — they're the rooms buyers weigh most and the rooms most worth staging. We restyle them to read at the top of the bracket, with the same eye we bring to a River Oaks gallery wall.

The three rooms that matter
04

A space buyers can't picture as theirs

Personal photos, bold taste and clutter keep a buyer a guest instead of an owner. Over 80% of buyers' agents say staging helps clients picture the home as their own. We depersonalize and compose so the buyer walks in and quietly thinks "mine."

Depersonalize & compose
05

The curb, year-round

In Houston's climate the exterior is the first 8 seconds — and humidity grows mildew on siding, patios and walkways fast. We sharpen curb appeal so the home photographs strong and earns the showing. More than 90% of buyers decide whether to visit from the photos alone.

First-8-seconds curb appeal
06

A listing that reads "risky"

In Houston, fear discounts a home as much as taste does — a Heights foundation question, a flood-zone line, an older system. We present the home so it reads cared-for and de-risked, shifting the story from "what could be wrong" to "this one's been looked after."

De-risk the first impression

We don't make claims about flood history, foundation or systems — those are matters for inspection and disclosure. What we change is presentation: how cared-for and move-in ready the home feels, which is what buyers price.

Aligned pricing

We only win
when you sell for more.

No guessing games. An independent number sets the starting line — then we share only in what we add above it.

Step one · To begin
$5,000

A flat setup fee covers the full designer-led restyle — the walk-through, the room-by-room plan, and the hands-on staging of the home: layout, lighting, color, art and accessories. If the home doesn't sell above its independent starting value, this is the only fee you ever pay.

Step two · On the result
20% of the gain

The starting value isn't argued between us — it's set by an independent appraisal or your agent's market analysis (CMA). If the home sells above that neutral number, we share 20% of the difference. Sell at or below it, and nothing more is owed. A third party sets the line; you keep 80% of everything above it.

Our risk, not yours

If staging doesn't beat the number, your $5,000 isn't lost.

If the staged home doesn't sell above its independent starting value, your full $5,000 setup fee converts to a credit toward a re-stage or your next listing with us — so the work is never money down the drain. You move forward, not backward.

Example, illustrative only: an independent appraisal values the home at $720,000; staged, it sells at $778,000; the $58,000 gain is shared 20% / 80% in your favor. Figures are an illustration, not a promise — actual results depend on the property, price bracket and market. The performance share is a contractual fee for staging services and is not a guarantee of any specific sale price. The setup-fee credit applies toward future WeLoveTime services, is non-transferable and has no cash value; terms are set out in the written agreement.

For real estate agents

A flat staging fee.
No upside share.

Agents don't share equity — so the performance model isn't for you. Win the listing and sell it faster with designer-led staging at a flat per-home fee, payable at closing. White-label available, so it shows up as part of your service, not ours.

What the $5,000 package is — and isn't

The $5,000 agent package is a fixed-fee staging support package for homes that need designer-led visual improvements before photos and showings. It is not a full renovation or remodel.

Included in the package
  • Designer-led walkthrough & visual plan
  • Styling & composition of key rooms
  • Editing, arranging & accessorizing
  • Staging for photos & showings
Quoted separately, after a walkthrough
  • Paint & wallcovering
  • Repairs & carpentry
  • Furniture, lighting & materials
  • Third-party labor

Larger pre-sale transformations are scoped and priced separately, so you always know what the package covers before any work begins.

What the restyle includes

What you
get.

i.
Honest Value Assessment
We walk the home and tell you the truth: what's holding the price down, and how much presentation upside the property realistically has. If staging won't move your number, we'll say so.
No-pressure walk-through
ii.
A Designer-Led Restyle
Layout, flow, lighting, color, art and accessories — composed by a designer, not filled by a warehouse. Every room is staged to read at the top of its bracket, the way the best listings in River Oaks and Memorial do.
Gallery-grade styling
iii.
Occupied or Vacant
Living in it? We edit and elevate what you own, supplementing only where needed. Empty? We furnish and style from the ground up so buyers feel scale, warmth and lifestyle from the first step inside.
Both handled in-house
iv.
Built for the Camera & the Showing
We stage for how the home photographs and how it feels in person — the two moments that decide an offer. Listing photos pop in the feed; in-person showings close the gap to a higher number.
Coordinated to your photo day
v.
Aligned Incentives
Because part of our fee depends on the price lift we create, we're not paid to fill rooms — we're paid to raise your sale price. There's no upsell on rented furniture. There's one shared goal: a higher close.
We profit when you profit
vi.
Agent-Friendly Partnership
Real estate agents use WeLoveTime to win listings and sell them faster — at a flat per-home fee payable at closing, no upside share. We work to your timeline, coordinate around photography and showings, and white-label so it reads as your service.

Staging FAQ

Before you
list.

Straight answers on pricing, the share, and how the model protects you.

How does WeLoveTime home staging pricing work?+
Our staging is built around a shared outcome: a $5,000 flat setup fee to begin, plus 20% of the gain we create above an independent starting value. That starting value isn't argued between us — it's set by an independent appraisal or your agent's market analysis (CMA). If the staged home sells above that neutral number, we share 20% of the difference; sell at or below it, and only the setup fee applies. The performance share is a contractual fee for staging services, not a guarantee of any specific sale price.
What does the 20% performance share actually mean?+
An independent starting value is set before staging — by a licensed appraisal or your agent's CMA, not by us. After staging, if the home sells above that value, we share 20% of the difference. If it sells at or below it, no performance share is owed — only the setup fee. Using a third-party number means neither side games the starting line, and there are no surprises at closing.
What if staging doesn't beat the number — do I lose my $5,000?+
No. If the staged home doesn't sell above its independent starting value, your full $5,000 setup fee converts to a credit toward a re-stage or your next listing with WeLoveTime. The work is never money down the drain — you carry it forward. It's our way of putting our own skin in the result, not just yours.
What does the $5,000 package cover — is it a full renovation?+
No — it's a fixed-fee staging support package, not a renovation or remodel. The $5,000 covers the designer-led walkthrough, the visual plan, and the hands-on styling, composition and accessorizing of key rooms so the home is ready for photos and showings. Larger pre-sale transformations — paint, wallcovering, repairs, carpentry, furniture, lighting, materials and third-party labor — are quoted separately after a walkthrough, so you always know what's included before any work begins.
Does staging really increase a home's sale price in Houston?+
Professionally staged homes consistently present better, photograph better and help buyers feel the space — which supports stronger offers and faster sales. Results vary by property, price bracket and market conditions, so we never promise a specific figure. What we do is bring designer-level styling, ergonomics, lighting and flow so the home competes at the top of its bracket instead of the middle.
Does staging still matter in Houston's 2026 market?+
More than ever. Houston is in its most balanced market since 2012 — around 5.6 months of inventory — which means buyers have real choice and compare your home against several others in the same bracket. In a market like this, presentation is the tiebreaker: a staged, move-in-ready home stops buyers from mentally subtracting for repairs and "Texas math," and helps it compete at the top instead of sitting stale.
Do you stage occupied homes or only vacant ones?+
Both. For occupied homes we edit, rearrange and supplement what you already own so the home reads its best to buyers. For vacant homes we furnish and style from the ground up so buyers feel scale, warmth and lifestyle the moment they walk in. We recommend the right approach during the walk-through.
Who is this service for — sellers or real estate agents?+
Both — but on different terms. Homeowners selling their own property use the performance model (setup fee + 20% of the gain above the independent value). Real estate agents, who don't share equity, use a flat per-home staging fee payable at closing, white-label optional. Text DESIGNER to (737) 361-9111 for agent terms.
How long does home staging take?+
Most Houston staging engagements are completed within a few days to one week, depending on whether the home is occupied or vacant and how many rooms are involved. We work to your listing timeline and coordinate around photography and showings.
What areas of Houston do you stage homes in?+
River Oaks, Memorial, West University, Bellaire, The Heights, Montrose, Katy, Sugar Land, The Woodlands, Cypress and Pearland — and Greater Houston. We focus on properties where designer-level presentation can move the sale price.
What makes WeLoveTime different from a regular staging company?+
Most stagers place rented furniture to fill space. WeLoveTime is a designer-led studio — we compose the home like a gallery: ergonomics, sightlines, lighting, color and art are all considered. And because part of our fee depends on the price lift we create, our incentives are aligned with yours: we win when you sell for more.
