Installer fitting a door closer in a Houston office corridor
Closeout · Door Hardware

You know the week: the big trades are done, the owner wants the keys, and what is left is forty small scopes across six subcontractors who have already moved to the next job. WeLoveTime takes that whole layer as one sub with one lead: closeout scopes, the labor gap in a phase your own team cannot cover, nights and weekends to pull the date back, and a photo closeout per item for the owner file. COI and W-9 ready, background checks and badging available when required; multi-crew staffing scaled to the scope.

Four things that make a superintendent's week shorter

Read the list

We take your punch list export and work in your numbering.

Fill the gap

A crew for the phase, the week or the night shift, not a permanent hire.

Report daily

Closed, blocked, needs-trade, with photos, before the morning meeting.

Close with the owner

Final walk against the list, photo book, sign-off.

Stay on the list

Built for repeat closeout work across your future projects.

Best fit

  • $15k–75k closeout and installation scopes
  • Large punch lists and multiple non-licensed scopes
  • A fixed turnover date
  • Occupied buildings, nights and weekends
  • Documentation the owner file needs

Smaller one-off jobs are welcome on the residential side of the site; this page is for projects that need a crew and a project lead.

We work under your system

Send the punch list exported from Procore, Bluebeam or any other platform, or as PDF, Excel or photos with notes. We work from your export, preserve your item numbering, report daily in the same order with a photo per item, and hand back a closeout set that drops straight into your owner file. No new software for your team to learn.

Next steps

Vendor readiness

  • Texas LLC (WeLoveTime LLC, Houston), insured; certificate of insurance before mobilization
  • W-9 on request; background checks and site badging available when required
  • Site orientation, escort and after-hours rules accepted; NDA accepted
  • One named project lead per engagement; daily photo closeout

Questions, answered

What size of scope makes sense?

From a 150-item punch list over a few days to a multi-week closeout with two or three crews. Below that it is usually faster to send one of your own people.

Do you bid from drawings?

Yes, from drawings, finish schedules and punch lists. A site walk within 48 hours confirms the number.

Can you be on our approved vendor list?

That is the goal. COI, W-9 and the qualification forms go out during the first engagement.

What do you not do?

Licensed trades: electrical, plumbing, HVAC, fire, structural. We do the physical work around them and keep them in the sequence.
